There are so many good resources out there. Here are some government, agency, and charitable sites where nobody will be trying to sell you anything. You can trust the information.

Contact your state housing authority. They have programs.

Look for affordable housing initiatives on both the Fannie Mae and Freddie Mac web sites. (www.FannieMae.com, www.FreddieMac.com)

Check out www.getdownpayment.com for information about the Nehemiah loan program, which provides down payment assistance for low and moderate income homebuyers.

Go to the HUD web site, www.hud.gov and read everything you can on purchasing a home. It's got lots of easy to read/understand information.

Step One, Decide where you want to live. Make sure to take into account that in some areas, your money will buy you more house. Step Two. Find a lender or mortgage broker you trust. Confer with them to see how much house you can afford. Step three, find the house. Some people want to use a broker for this, but it's not necessary. Step 4.. and this is critical.. have the home inspected.. remember... buyer beware. Steps 5 on.. negotiate deal with realtor and they'll bring you the rest of the way.
