I just moved out of my apartment, and got my deposit check back in the mail and feel like I got screwed. It cost me 75 dollars for carpet deoderizing, but I was under the impression that if you lived at an apartment for longer than 2 years, when you moved out, they couldn't charge you for carpet because they have to replace it for sanitary reasons. Also some of the cleaning charges seemed excessive. Can anyone cite any official laws or anything to help me out?

In general, damage deposits cover the repair of items beyond "normal wear and tear". It soundl like your landlord is nickle and diming you for $75.00. You don't have many practical legal options. The amount of money you can recover is too small to warrant hiring an attorney, and it is probably too small to be worth the hassle of filing a suit in small claims court. I am guessing that this landlord levies the same charges on every renter that occupies one of his units.

Is it fair? I don't think so. Many landlords pull this kind of stuff because they are greedy. They use any excuse they can think of to keep as much of your deposit as possible in order to offset the expense of getting the unit ready for the next occupant.
