In addition to the living space we are demolishing an existing single detached garage and replacing it with an attached single garage.

We live in Berkshire - whats the cost? Does that include VAT? Does anyone have any advice or recommendations?

i really don't know prices in you're area but it is an estimated price ,about £20,000.00 but my advice is that you set the work out as labour only,which means you only pay for the work done because you can come to some sort of deal with a builder merchants and get discount for material but do look around for merchants for best price ,it will save you lots of money for just a little bit more work for yourself

We were told to work it out on £130 a sqm then add vat (ouch) that was 2 years ago

if your extension has a pitched roof and is heated then expect to pay 100 pounds per square foot this extension has 520 square feet ..this is quite large and i doubt if your boiler will be big enough to be efficient ..iwouldbe wary of any quote under 45000 plus vat
