I recieved two appraisell....the numbers were way off...I noticed that one published his license and the other didn't. My question is that should all appraiselscome with some kind of license person qualified to do this?

I would ask the second appraiser what his qualifications are, and if he is licensed. If he cannot or will not comply, I would not pay for his services.

Near the signature spot on the appraisal should be the appraiser's license number. You can use this to check up on him at the department of real estate, if you want to.

Most appraisers will include a photocopy of their license in the body of all their reports. It's NOT required, but sometimes banks or investors will ask for it, so most just do it by default instead of having to send it upon request all the time.

If the other appraisal doesn't even have a license number near his signature, you've got problems. But I doubt anyone is dumb enough to try to be an appraiser without any of the credentials. It's hard enough to get business when you are really good and knowledgable. If you aren't, you'd starve in a week.

Every appraisal must include a license number. It maybe that the appraiser forgot to fill in their license number; also a bank will not allowed a non-licensed appraiser to conduct an appraisal.
