I am currently renting a townhome and was told that I can terminate my lease early, If I am moving out to buy a home with out penalty to my rental history. I currently reside in the great State of Maryland.

Yes you must give a notice. You need to pull your current rental agreement and read over it. It should tell you how much time to give your landlord. But in most cases it's mandatory to give a 30 day notice.

Unless Maryland law is different from elsewhere in the country, there is no right to terminate a lease early to buy a home.

However, if you have a lease that says you can move out early to buy a home, then of course you can exercise your rights under the lease. I would guess that you owe your landlord some notice, like say 30 days or something. Maybe the lease gives you guidance on what sort of notice you have to give?

On the other hand, if you are just relying on a verbal promise by your landlord that s/he will let you out of your lease if you want to buy a home, then you are at the mercy of the landlord to be honest and fair. Unless you can prove the landlord gave you that promise to induce you to sign the lease, the landlord can probably make you pay some (if not all) of the rent s/he is missing out on while the apartment is empty.

Yes, you need to give 30 days notice IN WRITING and you MUST get the landlord's agreement to terminate early IN WRITING. Otherwise they can always come back and claim they never agreed to early termination. Better to be safe that get stuck with a huge bill- especially when you're buying a home. ALWAYS GET IT IN WRITING!!!

In wi you can''t get out of a contract..you agreeded to it.. Sorry you signed a contract to live in your home and pay rent. How would you feel if I came into your home and told you to get out in 30 day's. Come on If you are going to move out and not pay rent then tell the landlord as soon as you know. Maby he can get it re rented and let you off the hook. He has a family to feed too.

Absolutely give him a minimum of 30 days notice before moving out, or whatever the required notice period is as provided in your lease.

Read your lease, it will tell you what kind of notice you have to give but it's usually 30 days.
