witness to sign contracts-?

When working without a partner or real estate agent what is the procedure for signing a sales contract and who are the witness who need to be present to validate the contract? Once the owner of a property agrees to sell to me, what is the procedure for getting the contract signed and how do I find the witnesses?

you need 4 people to do this contract, seller's attorney, buyer's attorney, you and the seller.
