I have tree I need to cut down but it appears to be leaning toward my house.

One method is to cut off the upper parts of the tree first, until what is left is not going to reach your house when it falls. Otherwise, you may need mechanical assistance. How easy it is to fell the tree without damage will depend very much on the size of the tree, on how close it is to the house, and on how readily mechanical support to bring the tree the right way (eg block and tackle) could be provided. If your assessment of potential damages is more than a few hundred pounds, get a professional to do it.

actually, thin the lower branches on the opposite side of wanted movement. then cut a wedge at roughly 15-22 degrees through and as viewed from the side, about 45% through. then above it, test a cut at a rough 30 degree angle, but at 35% of the tree trunk. cut into it at roughly 25-30 off of level. watch the tree. if it doesnt move your way, then anchor and prelode it with your neighbors jeep, you know the annoying guy whos always bragging about his winch lmfao.
