THis sounds like a 'duh' question but really, there are archeologists and stuff and are they allowed to dig under your land?

Actually the answer is no, in the USA, unless you own the mineral rights to the property, which many property owners do not. Most people only own surface rights to their property. You should be able to read through the property abstract to identify the actual mineral rights owners, and all this would have been disclosed up front at the property closing. Should the mineral rights owner decide to exercise their rights, they would be required to pay for any surface damage. Hope this helps.

this was a great thought provoking question and I gave it a star! I had assumed yes until I thought about it and read some of the answers... for instance a utility co. could dig under your land even if you ddn't want them to if they had a health and safety reason - but I always assumed if an oil co came along they would have to buy your land from you - but it seems maybe not... the corporations have us hemmed in!

As you have probably gathered, it depends on the legal framework in the country where you live. You typically have separate mineral rights over land. Also, generally you do not own any waterstreams that might flow through your property, i.e. you cannot dam it, or take it all for your personal use.

You can also grant servitudes, right of usage to utilities to lay their pipes, people to traverse your property to get to theirs, etc.

And then, there is usually provision for government authorities to expropriate some or all of it in certain circumstances.

You own it to the Earth's core-and the mineral rights too if you are in The UK. Elsewhere such as Spain it seems that developers can take off you land that you bought which is crazy.

NO: You own all the rights for access from the surface to the lower regions. Your neighbors are allowed to enter from their lot to your sub-regions as long as your upper regions are not tampered with.

The definition of upper region is the level that the owner is occupying.

That wouldn't be possible as it would have to taper to nothing as you get deeper because the earth is spherical.
