I have a leak around my chimney and the flashing needs to be replaced. I am a single mom and don't know much about home repair. I was quoted $600 by a repairman that was recommended to me. Is this reasonable? It is a fairly large chimney (2-sided fireplace going up into one chimney). I would like to just go ahead and get it fixed ASAP if that sounds like an ok price, but if the quote seems too high I would get other estimates. I have asked other friends and family but no one has ever had work like this done.Thanks.

Actually the price I was quoted was $500-650, so it could be lower (or higher)

just to replace the flashing ,,,, this quote is way out of line... do not pay it ... check with your church,, they can proablly put you in touch with the right people ..,

the max on this job the way you describe it... $50.00 to $100.00 range ,, and that will be a little high also....

please do not let these people take advantage of you... talk to neighbors,,, family

Seems way too high to just replace the flashing. If they don't do it right you will have the leak return and have to go thru getting warantee work done. I would get more quotes and make them break down the amount into time and materials. I would expect that whoever it is adds a mark up of some kind on their materials. I would then check if the materials really cost what they say and you can check prices on line at Home Depot. I would whip out a tarp and buy some bricks to hold it down before parting with $600. unless I had 3 or more estimates for that price and was sure that it was a fair price. Since it is winter be extra sure they have their contractor's license and insurance. In winter the roofers have either has feast or famine and they figure that they have you over a barrel and charge as they like as they figure you are in a panic and being a single Mom they count on you being fearful of damage. I always ask an abundance of questions about what is involved so I can understand the time and thought they have to put into what they are doing. After doing that I weigh what they said against the price and the logic of it all. You may not be a roofer but you will be able to see logic if it is there. If they won't answer your questions in a way where you are satisfied then cross them off the list and go on to next guy. I would also say go with your gut feeling if you just don't feel it is right. If you thought it was a great deal you would not have posted here so you are right to take pause to think on it. Oh, and don't forget references and better business bureau!! With roofs you can go look at what they have already installed. Good Luck!

I'm afraid the other responder is not in touch with the reality of your job and its costs. It's not unusual for me to pay $250 for the flashing alone on a new construction chimney chase. That doesn't include installation either, which is much easier on a new construction job. Re-flashing an existing chimney is much more involved and much more time consuming to do the job correctly. Some think that applying some flashing and using a bunch of black roof mastic will solve anything, but those jobs usually last a year or less but trouble is back and the damage is greater. By all means gets 2 estimates, but this contractor has come to you by recommendation, which if its from personal experience means alot. Frankly, the cost doesn't seem that out of line to me for a competent roof and flashing man. You can probably get it cheaper by an inexperienced handyman, but you'll end up paying more in the long run.

Let's dissect the cost of a chimney flashing replacement. Your chimney sounds about like a 4x4.

2-3 bundles of shingles. ($60-90)
1 roll of Ice & water. ($50)
10 LF of step-flashing ($15)
10 LF of head-wall flashing ($10)
2 tubes of MP1 sealant ($10)
Half box of nails. ($15)
Box of counter-flashing screws ($6)
1 tube of high grade clear sealant ($8)
Material costs: ($174-204)
Labor: The employee will spend (3-6) hours. Considering drive time, set-up time, removal time installation time, clean-up time and drive-time again. The average roofing company will allow for a minimum of $100 for a repair, they will also allow for a minimum $50 trip charge.
Company costs:
Labor + materials ($324-354)
Insurance, overhead, taxes, corporate personnel, warranty funds, advertising.
Usually, 15-20% is added.
Total cost: ($372.60-388.80) or ($407.10-424.80)
Realistically the average company wants to make no less than (25%) on any job.

Are they nuts inthe first post, yes he is correct back in 1930, just in lead and materails your. ? Yohave close 250 plus tax, I j6st did a chimney in cranston R.I. that the women had donem2 years ago by a roofer.. It leakmsince da5 one,, youmcan see. Also, he did, the roofing job same way not good. Well anyways to fix his bad work and remove and redo with the right materails I charyed her 615, and guaranteed, her as p8ng as I am alive I willmfix it ifmit ever leak,, had one in 33 in my years of bussiness, Imstand behind my work , , by the way the leak, was, due to a crack cap, but a happy customer is a future job, Same day repair inc..mSai Gagnon

that quote sounds fairly reasonable for flashing. i work for a roofing contractor and prices on roofing materials and accessories are fairly high these days, in fact, they have tripled in the past few years. get a couple of other quotes just so you'll have a few options. check references, check to see what their proposals include. make sure they carry liability and worker's comp insurance.

it all depends on whether it was flashed in one piece or counter flashed (2 pieces one coming out of the brickwork and one bent up from under your shingles... if they have to grind out the mortar joints to install new flashing then price is okay...if all they have to do is bend new pieces and slip them under the shingle and then under the piece coming down from the brickwork then maybe a little high...im a firm believer that you get what you pay for...but for that money get some kind of guarantee...10 years or more
