Read the lease. If it says that A/C is included then send him a registered letter and politely but firmly request that it be repaired by a specific date (usually( 10-15 days. End the letter with the phrase "In the event you are unable or unwilling to comply with this request and the terms of our lease agreement, then I will take whatever action I deem necessary to rectify the matter" ... Don't be anymore specific than that.
At that point you have given him written notice and reasonable time to comply.
Thereafter, you can notify him in writing of your intention to vacate the unit on a specific date due to his breach of the lease agreement and you have given yourself sufficient documentation to defend any anticipated action on his part.
Hopefully he will fix the unit and this will all go away.

I don't know what an "as-is" lease is, but it does not sound like a legal way to lease anything. Each state has certain laws/guidlines that a landlord must abide by. I don't know your exact state, so I can't give exact information. Please look into your state's landlord/tenant laws. This is where you will find out what is and is not required by law of you and your landlord. I broke a lease in August for the very same reason, but I didn't have the "As-is" clause in my lease.

"as-is" means exactly that... you agree to take the apartment AS IS. If you didn't check out everything prior to moving in, that isn't the leasor's problem, it is YOUR problem. No, the contract is not void. The leasor has done nothing wrong. According to your contract, he isn't under any obligation to fix the a/c.

Was the AC working when you moved in?
If so, then the "as is" portion of the contract would imply that the AC should continue to work, and therefore he should fix it.
Otherwise, you're probably SOL.
