A builder is subdividing a 41/2-acre tract into 50' x 100' lots. After allowing 71,020 square feet for streets, into how many lots can the tract be divided?


I would really like someone that knows what their doing, and to work out the problem so I can get a better understanding of this!!

4.5 acres x 43,560 (#of sf on an acre) = 196,020 SF - 71,020sf = 125000SF buildable area
125,000/5,000 (lot size 50 x 100) = 25 lots

I am an appraiser and deal with alot of subdivisions.

Scenarios: I purchase a $2,000,000.00 property income at $249,000.00 first year. $27,253.00 in expenses. need to figure the income for each year 1-5 if increase 3%. need to know the cap rate, and the discounted agter-tax cash flow projetions. please help
