Be nice, most is based on numbers ther is not much you can do. The broker is just collecting information. The decision is made by the underwriter so just be polite and helpful so the broker is in your corner but the numbers dont lie. If you offered more information on what you are doing and the numbers maybe you can get more advise.

They normally ask you how much you have on credit cards, loans etc and what your income is, do you own a house (or a share of one) at the moment or have you ever been refused a mortage in the past and by who. They'll also need to know how much you want ot borrow roughly. Check out their fees though, some don't charge anything and take a cut from the actual lenders as commission and some charge you a chunk of the sale price - one we saw charged about £2000. But they can save yu money. Good luck with it!

If he wants to charge you a fee - change broker. They all collect commission from the lender. They also collect commission on any Life insurance policy you take out.
You would be better doing your own research on web and contacting lender direct. Brokers may not always get you the best deal but will take the deal where they get the most commission.

Just be honest. Don't try to hide anything because it will only delay problems later (if there are any). For all borrowers be prepared to answer:
1. name
2. birthday
3. SSN
4. addresses for last two years
5. employment history for last two years
6. assets (savings, checking, 401k, etc.)
Plus other information about goals, amount requested, purpose (purchase/refinance/cash out), etc.
