such as a floor drain in the basement, no-wax floors, storm windows etc... I am not real sure why she asked me, it doesn't matter, but for the life of me I can't come up with much more than the things I already mentioned!! Help with some other suggestions please??

No it is already built- but she has only rented never owned, and I must have complained about not having floor drains before so she asked me to make a list of "Must Haves"....

Modern electrical and plumbing.
Recent furnace and A/C
Adequate Insulation
Fenced yard
Landscaping (to include trees)
Modern windows, multipane w/low e coating
Carpeting/floor coverings/finished floors
Finished basement
Garage (preferably two car with room for work bench/storage)
Paved driveway and walks
Drive in access to the yard(s)
Appliances that work and not dated by color or design

Assuming you want to make some money of the purchase, I would recommend buying a 3 bedroom and 2 bath minimum house. Anything smaller will be tougher to sell. Also, please remember that the most important feature of a home is its location.

Is she building the house? If so, I like lots of built in shelves, heated floors, high-efficiency heating/cooling, upgraded countertops, sunlights, on-demand water heater, vaulted ceilings....I guess the list could go on forever.

Washer and dryer, or at least the hookups (adding plumbing is expensive)
Solid front door, not hollow
Plenty of good insulation in walls and attic
Plenty of closet space, all over!
