I can't quote a law, in fact I doubt there is one. Feel free to consult the Georgia Real Estate Commission (linked below). We don't quote square footage because no one defended us when we quoted the wrong amount.
Just recently, some tool tried to corner me on a quote and I explained that no one agrees on what counts as square footage in Georgia. He told me to name the amount; he wouldn't hold me responsible. It has been a while, so I fell for it. He then told me that I didn't state the amount correctly (because he disagreed on my assessment). Go figure...
It is a petty issue and I think both Buyers and Sellers suffer because of it. Tell you what, you find a way to remove liability from the real estate brokers and you will start seeing square footage quoted once again.
By the way, we don't need to deprive you of the square footage to get you to call. That is just stupid. We deprive you of the price... ;)

Our multiple listing service gives both the total square footage of the home and also the square footage of the home not including the basement. I've also seen areas where the basement is not included in the total square footage. Our county usually uses the square footage above grade to compute what the taxes will be on the home. Just look thru the listing carefully and you should be able to figure out if they're including the basement or not. If you can't tell, call the agent.

It's not an omission because of a law. It's a tactic to get people to call. If they gave every little detail about the house, people wouldn't call nearly as much. This way they can talk to the person and hopefully get that person to sign with them so they can get the commission if the person buys a house. It's just how they do business.
