You are in demand, with the bi-lingual ability. You can negotiate with the broker. You can go simply on commission, with no perks, you can offer to work with other (all) agents to sell their listings (for a part of the fee). You can work out of your house and just pay brokerage fees without the rent. As soon as you land the job you want, start looking for a better company, or better deal. You could advertise in Spanish papers as a buyers agent.
