Hey there everyone. Here's my story. In September of last year, I bought a small, two bedroom house. In December, my girlfriend got pregnant. We both think we need a bigger house. I'm thinking about renting out my house, for just over what my mortgage payment is. I've never done anything like this and was wondering if it would even be worth the headache and hassle of trying to find a good renter, making sure they take care of my house, etc. Do any of you rent out houses? What advice can you give me?

I don't rent them, but I have a close friend who did that and said she would NEVER do it again! It just wasn't worth the headache and the house had a lot of cosmetic damage. She and her husband planned on living in the house again and they had to do a lot of work to the wood floors and trim.

Another friend rented her home when she went to Florida. It was a nightmare.

Long story short: Don't do it!

A friend of mine moved out of her condo and in with her boyfriend so rather than selling it again, she just rented it out. Posted a listing on Craigslist and had a few people look at it before someone moved in less than 2 weeks later. From what I understand, she charged them only what the mortgage payment was every month, and reached an agreement that all utilities and upkeep costs would be paid by the renters while the HOA costs would be paid by her. It's been 2 months and she hasn't complained about them so far so it sounds like it is working out.

You can rent it but the upkeep should be thought into the price you get for rent.
