Can someone with a 450+ credit score qualify for a 130k mortgage with 10 OR 20% down?

There are a number of sites online where you can ask for mortgage quotes from several lenders. I've listed one in Sources where some of the lenders are willing to consider applications from folks with poor credit. Be sure to fill out the form honestly. You'll find out quickly whether anyone responds.

The answers from some of the prvious people are correct with a score so low you will have a high rate. You can always get qualified and take the loan out and while you are paying for the next year or so you can work on getting your score up. After a that year or so passes you can always refinance to a lower rate.

With 10-20% down there are programs out there that you will qualify for. I have lenders I work with that will take that. Feel free to email me if you have any questions.

I dont think u will be able to get a mortgage with that score and only 10 to 20 % down ...there are companies who will qualify you (maybe) but your rate will be extremely high...i would suggest working on your credit score...there are also so attorneys that can help you bring it up quickly by eliminating some of the "bad" info ...good luck

without a total picture it is hard to say. We need to also know the income. 450 is about as low as it goes, so if you can qualify, the rate will make you wish you didn't!

Go to a direct lender that will work with you to improve your score. You should wait at about a year before house hunting. Your score will keep you from most all decent single digit rates.

I've read you need a score of 740 to get a decent interest rate on a mortgage. I'd try to get above 700 unless you don't mind paying more interest.

My husband is a loan officer and the lowest credit score that his company deals with is 500. Good Luck.

Yikes! That's really low. I don't think you can qualify that low. I know people who have done it in the 580s.
