Are '7 day snaglists' legal? Bought new build in 2005 and still have plenty of outstanding 'snags' that have not been rectified, where do you stand leagally that the builder deems to have had the money and ran! This is a very big bulider aswell which has shocked me!!! Your advice please...UK!

Its mandatory that a new housebuilder gives you a two year maintenance period (if they are member of the NHBC) and if they have given you an NHBC guarantee. You can raise your snags at any time during the two years - except for sanitaryware cracks/blemishes which must be within 48 hours.

If you are having trouble getting the builder to return then just call the NHBC (they have a website too),and once you get them involved you will suddenly find the builder pays alot more attention to you - as the NHBC can just do the works themselves and charge the builder (which builders hate). The NHBC will arrange a meeting at your house and they will chair it - stay calm but forceful, and they will find in your favour and give the builder 28 days to rectify the complaints - if they fail to do so then the NHBC will do it themselves, but in nearly all cases the builder suddenly take you serious again.

Unfortunately its war of attrition to get snagging complete and you need to show you are serious by doing what I suggest above. Good Luck - and stay calm, and have all correspondence handy, its the best way to win the argument when they meet at your house

I had similar problems when I moved into my new house some of the snagging list was cleared quickly but a couple of the items were not sorted to my satisfaction. Eventually I contacted the NHBC who mediated and ensured the builder completed the works on the list within their deadline - suggest you try this route if you have NHBC guarantee on your property - most have these days especially with mainstream builders.

You need to send them a registered letter stating "time is of the essence with regard to the snags list and you need them completing". give them reasonable time to fix them - 28 days ? I know it hurts to give them even more time but its the legal thing to do after stating time is of the essence

This normally gives a clue that you've discussed it wth a solicitor. I expect they will reply.

Yes they are legally binding. Having purchased the house then you are entitled to have all things in perfect order. If you know his address write to him and mention WATCHDOG on BBC and he might change his ways. Also you could mention trading standards and ROGUE TRADERS on ITV.

i would get on to citizens addvise and find out from them as i found them very helpfull for me
