i am going to get a few estimates but until then i am curious to know if it would be way into the thousands. i know it is hard to estimate that with out more details but if anyone could throw out some numbers. we will not be taking the plaster ceilings out - only sheetrocking over them. thanks!

it depends on the size of the rooms. currently, sheet rock is about 11-12 dollars for 32 square feet(one sheet). add up the area of the ceilings and divide by 32. this will give you approximate amount of sheets. then multiply sheet count by 11 or 12 dollars. add about 100.00 dollars for the joint compound and screws and tape, and this is your materials cost. labor is another story. i would GUESS materials cost times 2.5 to 3 for the labor equals total cost. then you have to paint and maybe put up crown molding which is another estimate. good luck.

On average, you are looking at 30-55 cents per square foot. Price will vary depending on type of drywall. Since here is an existing surface to secure to, 3/8" would suffice. I would recommend at least 1/2". They may cut into the plaster to locate the joists to hang the drywall more securely. There are a few options for finishing work that will also determine your bottom line. They should tape the all of the corners, which will require the walls to be painted. An alternative to that would be to go with a crown moulding. I would guess you are looking at $250-500 per ceiling with finish work and paint.

With no content manipulation, minimal masking and no painting, I would charge around $1500 + materials here in the Atlanta area; we work in occupied homes frequently. You could get it for under $1000 labor if you know somebody who knows a crew. ( crews usually do new construction and will likely leave more mess than I)

Are you going back with crown molding? this can reduce the sheetrock finishing dramatically.

Let's say, as there are no dimensions given, that, your three bedrooms measure 4m x 4m x 3 = 48sq. m2 That's approx, 17 sheets of UK, plasterboard,US sheetrock. If you were in the UK I would estimate the job on these dimensions at about £ 1200.00 - 1500.00............US $ 2200-2400
