The valve is malfunctioning and needs to be replaced. Or it could be that the temperature is set too high.

If the valve needs replacement:

Turn off the water to the tank.
If it is a gas heater, turn the controller to pilot.
Drain water from the tank until it is below the valve
Remove the drain pipe.
Unscrew the valve from the heater.
Get a matching new one from your hardware store or home center along with Teflon tape (white)
Put three or four turns of tape on the threads of the valve in a tightening direction
Install the valve snugly
Turn the water back on
Check for leaks
Tighten the valve until the leak stops (if any) and the outlet is pointed down
Put four turns of Teflon tape on the threads of the overflow pipe and install it snugly.
Turn the gas control back to on
You are done.

If the temperature is too high, rotate the thermostat dial on the controller to a lower setting. Water at the faucet should be between 120F to 140F

make sure the actuator lever (the thing on top that opens and closes the valve manually) is completly in the closed position. Before you go out and buy a new T&P relief valve it might be a worthwhile idea to inspect the seat of the valve itself. If you live in an area with hard water especially. Deposits or other debris can sometimes cause failure...Try this if you haven't already...pull the lever up and down a time or two, if the stem moves freely, let it snap back into a closed position.. If the action feels 'gritty' or it seems as if the stem isn't travelling its complete downstroke and completely closing the valve- try this trick- tap, lightly tap the stem downward a time or two to see if this enables the valve to seat properly. If this fails, replacing the valve is your only other alternative.. good luck.

Michael is right here. The T&P valve is an crucial part of the unit and could be replaced if leaking, no longer in basic terms flipped open and closed some situations and then forgotten. as properly the human beings that are telling you to instruct the lever open and closed are forgetting approximately shutting down the water grant first. in case you do no longer close off the water till now doing this you will want a honest quantity of warm water splashing out on the floor, and if it extremely is overheated water it may desire to very properly scald aspects of your physique. it extremely is totally risky to take the suggestion of strangers, on a talk board including this, approximately some thing like this that could reason you many subject and grief. once you're a available man or woman that's an extremely trouble-free restore to replace a variety of. merely turn off the water grant valve to the tank, if it extremely is separate, if no longer then close down the living house grant. many human beings say you're able to desire to empty water off the tank with a view to no longer get any on the floor, and if that's a great subject, then it extremely is not a foul thought. although, as quickly as the water is cooled, with the provision close down there is not greater stress and the tank is such as a straw packed with water with your finger over the splendid. The water won't circulate out truthfully with out an air grant above it. So, in case you have your pipe wrench waiting and might take the old valve unfastened, have the recent one taped with teflon tape on the threads and arranged, once you unscrew the terrific threads of the old one, stick the recent one remarkable into the hollow and thread it in. you will no longer lose adequate water to be afflicted approximately and you will want a clean stress relief valve in place. be helpful to tighten it down sturdy. replenish regardless of water has left and verify for leaks.

The valve is going out, do something quick before it takes the rest of the hot water heater with it.
