I do not know of any web-sites that will give you an accurate appraisal. Saying that I would do the following:
1. Look at what comparable homes are selling for in the area. That should give you an average price. Keep in mind the sq. footage, number of bedrooms and baths, and lot size.
2. Look at what amenities are in the home - wood floors, slate floors, upgrades in kitchen and baths.
3. Look at what type of repair work has been done. (Plumbing, electrical, and roof)
4. Speak to real estate agents in the neighborhood. They usually know this stuff by heart.
5. Most locations have thier property taxes on-line - check your area, you may be able to determine the houses worth based upon the last inspection.
Remember getting it for free will cost you more in the long run.

As with most things in life, what you get is what u pay for it. If you are going to be a serious investor, either spend the time or money to understand the consequences of what you are about to do. If this means that you pay $400 for market analysis and it says the property is bad, then instead of spending thousand on a bad investment. The potential to save from bad investments far outweighs the small amount you are spending to reach this conclusion.

Please follow the advice of Nancy S and don't think that a website like zillow.com is accurate it's not!!! better seek advice for comparable with a real estate agent from your area.
