I put my house on the market just the other day....I am supposed to relocate in July and being that the house market is so slow I am worried it won't sell before July. I can put my house up for rent IF it does not sell....but what I am worried about is that the realtor put down that the expiration date for my house ad as September.....what happens if I break the contract before September??

I provided a lengthy response to your alternate question previously.

You are the client. You decide the length of the contract. Have you asked the agent to list the property for rent in conjunction with the for sale listing?

You can get out of any contract, with the right reasons.

If you break the contract, prior to September, there may be conditions - you need to be honest with the agent and explain your concerns. They are supposed to assist you, but you need to communicate with them.

You should have talked to your Realtor before this. You have signed a contract. Now, that being said, if they can't sell it 6 months, they should be happy that you are doing something about it. Check the contract, it may, or may not, say anything about you renting the place out. You can still sell it as a rental - but typically that has less people attracted to the property.

Again, check the contract to see if you are allowed to rent.

NOw is a good time to ask the realtor to change it. I would even make it end a month before you need to move so that you have a month to clean and rent the house. Don't let him double talk you out of making the change.

YOU tell the Realtor how long you want to list the house, they don't tell you. The normal listing is for 6 months. HOW did they get you for 8 months??? Once you sign the listing you can't get out of it.

They cannot stop you from renting it. If you move out of it and rent it, it is none of their business. You or whoever lives in the house must allow the house to be shown during certain hours, with a phone call first.

you should have explained to the realtor your situation and put a claius ein the contact.If not you will l have to pay a fee for failing to meet the obligations .It should not be more than usually 1 percent
