What are the first steps I should take? Take pictures? File a report with police? Call a lawyer and ask for advice?

This happened to Me several years ago, you should do all the above.

Sounds like plenty of tenants in my 15 years of renting. Sad but true.

How bad are we talking about? Can you clean it up, send it to a dumpster, and then get it back on the market? If so move one... Use it as a learning point and know that next time you will take more of a security deposit or do a better back ground check (or both).

If the damage is severe then file a police report... willful destruction of private property. If it is extreme, then you have the police report, your insurance company, and you can go for a judgment that can be used to severely damage their credit (but that probably is a moot point).

take pictures,file a report with local pd and go to court to file for the damage done to the property and for any past due monies they might owe.
