I have a townhome of 2062 square feet with 800 of those feet upstairs. How so I determine if I need a 2 ton or 3 ton A/C? I'm afraid that contractors will always want to sell me a larger unit. Would the installation be cheaper if I replaced the furnace at the same time?

determine your avg. heat load for your area of the country. ( several builders diy books have good templates for this) this will give you the minimum size unit (in btu's) that you'll need. it rates the total insulating load for your house. you'll basically be doing the 1st step of what a good hvac man would do. you'll also be able to make an informed decision on whether replacing your furnace would be economically wise.

a ton of a/c [12000]btus should cover 300/500 square feet .depending on the age of the construction .and the location .in your case i don't know the location so i say that because of the 800 sq feet up stairs .i would say you need 2 tons their .with about 30% extra capacity .as for the down stairs i wood also gess 2 tons with no extra capisity.for a total of 4 tons .the thing about the new high effesiceny units is that they are effecent buy they are not as effective .keeping that in mine i would get a 5 ton unit amd i would replace the furnace at the same time

If you get more stuff done at the same time, generally they will offer each thing cheaper.
If you don't trust the heating and cooling company, look for something called infrared services, or something like that in your phone book...they will come out and assess your house and tell you what they recommend you get.

you probably will need a 4 ton unit I had one put in and i have 1400 sq ft and all down stairs and i needed 3 tons
