Does anyone know of a website that allows you to download a FREE sample form for Illinois for a Special Warranty Deed and a Quit Claim Deed?

If you call the title that you may work with - they will usually provide this to you at no cost. If you have a Realtor friend or acquaintance, they may be able to secure one for you as well.
What Realtors are paying for forms?? I can't imagine that.

I don't know of an Illinois website. However, you are asking the correct question. You DEFINITELY want a form that was specifically created for the state in which the property is located.

gee, i wish us Realtors could download FREE real estate forms, but alas, attorneys won't do anything for you without you paying good and valuable consideration. also, there are quite a large variety of "special" warranty deeds in any state. you need to find which one fits your circumstances.
go here and look the forms over: http://www.uslegalforms.com/deed-of-trust.htm. if then they fit your needs, you simply pay 'em.
