The biggest disadvantage is that you need lots of time and lots of money up front until you build a client base. Requirements for a real estate license vary from state to state, for instance, in Missouri you do so many class hours (it used to be 60 back in 1992 when I did it and a whole lot more for the brokers license) and then take the test to earn your license; in Texas you have to have some college. You can get into it by applying for a position at a real estate agency. You aren't considered an employee, but an independent contractor responsible for some or all of your expenses (newspaper ads, vehicle expenses, etc.), depending on the agency (the more of the expenses the agency foots, the bigger their cut of your commission). If you have great people skills and know lots of people (members of your church, clubs, etc.), you have the hardest part licked. When you start listing and selling, you will be constantly working--cold calls, showings, networking with other agents--in other words, you won't have much time to yourself or for your family. BUT if you're good, you will rack in the big bucks.

Depends on where you live. In southern California, for instance, there's more agents than properties to sell. Salary is zero if you don't sell anything (or assist another agent in selling it). Salary is high if you can sell a lot of properties, BUT......
Are you okay with working overtime for no pay in some cases? Weekends? Nights?
Selling and selling and selling and sometimes having to be pushy and make people do things they shouldn't do (buying an overpriced POS)?
Then you'd be great for Real estate, if you answered yes to all of the above.
Degree? HAHAHA! Pass a test and you're in.
