Yall come on out!!

I just moved here from So Ca. But the real estate market is nothing like the CA market. Things don't go up like they do in CA. It will take some time to get used to things here, like how slowly the real estate market moves. Picture a snail.

San Anton and Austin are pretty, but too humid for my likes.
I live 30 min. no of Dallas. The real estate market is pretty good here. But I have yet to buy anything to renov. and sell for a profit.
I do it all the time in CA, but here is really different. So you'll just need to take your time figuring out how to go about it.
Their profit margin per unit sold is a LOT less here.
I love where I live, McKinney, TX its a great town.

Very best of luck,

Call a real estate office in San Antonio, and there will be agents who will tell you that the market is booming and you'd better get in quick! I won't tell you this. For about the last year, investors have been flocking to San Antonio and have driven sale prices up about 12%. (That's three times the normal in San Antonio.)

Rent prices have been plummeting because of this. There are MANY vacant, new, never been lived in houses for rent.

Flipping is still possible, but as Hunter2 said, the profit margin is probably alot less than what you're used to. If you have the cash, and can wait for your money, I would still recommend buying, fixing and then selling on owner carry terms. (true owner carry)

properly, if those are your purely alternatives, i might say Austin because you have friends there. in any different case i might say, get out of Texas. there are a minimum of 40 5 states greater exciting than texas
