The newer built homes have corian or granite countertops and ceramic tile in them. My home is 3 yrs. old and I am looking to sell it in 12-24 months. Will upgrading these items in my home make it more appealing to prospective buyers?

If they look worn or outdated, then yes, consider upgrading. However, never upgrade something like a counter top above what you have in appliances or space. Those are going to be what they look at first. Mainly it depends on your area and who your target buyers are.

Also, temper such investments against how much they will up your re-sale value. In trendy or upscale areas, counter tops are very important. But in middle class areas where people want to stretch their money a bit further try to put the most upgrades into the number of bathrooms, number of bedrooms, storage space and bringing everything up to code.

Corian and granite is really expensive. If your house is only 3 years old, the countertops should still look good. I would not put that much $ into anything to sell the house. Think "lipstick and rouge" when you are fixing up to sell. Inexpensive things for immediate aesthetic appeal to potential buyers. People often know within a few seconds of walking into a place whether or not they "like"it or not. Fresh paint, cleanliness, clean and fresh smell when they walk in. Worry about that stuff. If the counter tops that are there are in good shape, stick with them....just make sure that they are clean and not cluttered when you show the house. Good luck.

Yes, new countertops can certainly make your home more saleable, but you should also consider the condition of your cabinets to make sure that it doesn't look like you just did the countertops and kept old cabinets. A great thing to do if you're looking to get maximum money for your buck is to use (1) granite tiles rather than a whole slab of granite for your counterop and also to reface your cabinets rather than replacing all the cabinets if they need a fresh look. You can get the granite tiles at Home Depot or a granite store and you can get the cabinet doors/refacing materials at the same store. I would recommend that if you don't have experience with granite, that you hire a reasonable professional. Granite tiles definitely look a lot better than ceramic and would be worth the premium. I don't think upgrading counter top itself is the primary factor in selling the house; it may contribute to good feeling for some people while others may be indifferent as long as you already have a decent looking countertop. If a prospect seems to give a lot of importance to it, why not give them a little price break so they can get what they want after purchase?

You didn't mention what type of countertops you have now. And the answer is yes, buyers always love these kinds of upgrades and now that the market has changed to a buyers market, they are more apt to choose a home that is turnkey and that has upgrades. Location has always been at the top of the list as well. Ceasar stone is the new type of counters that we are seeing lately. Corian and tile are not so much in demand as they were 10 years ago. Check out your options and don't spend a ton of money. Perhaps getting this done now will allow you to enjoy the upgrade yourself before you decide to sell.

It really depends on your target market and your neighborhood. If this is a starter home and the counter is in good condition and is what most of the homes in your area have than probably not. Your house is only 3 years old. Asking more for you home may not make for a quick sale. The best advise is to bring your home in line with the area if most houses are offering upgraded kitchens than it may pay off. Be careful!

The only down side is this - if you spend a great deal of money on your counter tops the price may be too high to get it back again. If you use granite it might cost up to $ 8000.00 while arborite would cost $ 1000.00. know your market. Do not put so much in that no one can afford your house.

other than that, updating is a very good move.

The one single thing that makes a house appealing to home buyers after the location is the kitchen, so any improvements you do to your kitchen will always make your home more appealing, but beware some improvements may increase the value of your home but they may not do it as much as the improvement cost.

Just about any improvements or modernizations to your home will likely help it sell. The question is: Will it increase the value en ought to cover the cost of upgrade? Your real estate agent could probably answer this for you.
