I am seriously thinking about building a house. It's not going to be a mansion or a shack, but somewhere in between that's comfortable and that I can call my own. What are the steps in building my own house?

I would-
1.write down what I want in a house, like what rooms, features,etc.
2.check local builders to see if there are any "kit " type of homes available that might come close to what you have in mind.
3.determine costs, then put forth your best effort to get most of the money ahead of time so you won't need to borrow as much.
4.pay attention to the details, once you start building, any change you make WILL cost you MORE.
5.hire an architect to draw up the plans you will need to take to your town for the permit. These need to be approved.
6.hire contractors to do the work you can't.
7.the first thing is to save all the money you can, 'cuz it'll cost you.

I have built more homes than I have fingers and toes.
The first step is to go to the building inspectors office and buy a code book. Read it and then read it several more times.
Most of what you will need to know about codes will be in small sections of the book.
My latest version has 438 pages and about 400 of them are bull snot.
The next thing is to find land that you are sure you can have a well drilled on and it perks for a septic system.
Before you buy land talk to the people around and attempt to make friends with them.
You don't want to build a house where all the neighbors are ice holes.
Ask them about the depth of their wells. You also don't want to build one and not have water either.
You will have to have the county decide where you can put the well and septic system and check to see if the land perks for the system.
You want to make sure where you build the house you have a natural run off of rain water.
You may not want it now, but in years to come, youy will also want a garden.
Every older person I know either grows one each year, or wants to and didn't count on it when buying there home. It gives you something to do when you retire plus helps a lot on the food bills.
After you have done all this and chossen your land, you need to decide what type of home you want to build.
You also need to ask yourself how much of the work you want to do on it.
The more you do, the less the payments will be for
"THE NEXT 30 YEARS".
It can get complicated being your own contractor and hireing subs to do most of it and it can, in the long run cost more than just hireing a general contractor to build the whole thing for a set cost, but done right with planning, you can do part of the work and build it for 50 cents on the dollar.
You will need to hire an excavator to dig the basement and/or footings.
Pouring the concrete footings are one of the easiest ways of saving money and with a little thought and guidence, it is really simple.
You can get a block mason to work part time laying the block. He makes some extra under the table money, and you can save a bundle, if you and a friend or two mixes the mortor and keeps him stocked up with it and blocks. This is hard, heavy work, so if you aren't up to it, or have friends that are hire a contractor.
If you have a brain, which I am sure you do, you can design the home and draw your own blueprints. If I can do commercial prints, any one can draw them for a simple home.
There is a lot more such as frameing, wireing, insulating, roofing, drywall, etc, but I have to move on for now......

Done right you can build a hundred thousand dollar home for less than half that.
That's like earning $50,000 if you morgage it to the max, with the draw back being you have the payments for years to come.
But the plus side is 50 G's will start a good business so you acn be your own boss plus the payments would be easier to make.

finding the land, the designer, and learn the local laws, and then hiring contractors, then putting out an invitation to bid.
