She doesn't believe in checks and money orders. Just wrinkled up cash. It takes up too much of my time to have to count it. I could get more rent out of a new younger tenant.

Thats rather harsh. At least she pays. Sure you could charge another tenant more but if they dont pay you got less than what you got now. And lets look at the time involved in evicting her, showing the place, signing a new tenant, and possibly having to take them to court to collect or evict them for nonpayment. It cant take you that long to count it and unfold it all. You are talking about a generation thats not only on a limited income but lived in one where you just didnt ever carry large denominations for safety reasons. Many of todays generation still doesnt or only uses plastic. Perhaps suggest shes prepared for rent day by having it already counted out and neatly put together in an envelope for you so its not such a hassle for you. Ask politely or send a memo making this your policy and stipulate that payment bust be bills only and no coins. She probably dont realize you feel this way. 80 year olds have lots of free time and sometimes dont stop to realize not everyone is in the same position. Too she could be lonely and its her way of being able to have human contact and visit with you while shes counting it out. My advice is run your rental business like a business and stop letting your personal feelings about your time being wasted get in the way. If it takes you an hour or two even, you walk away with a lot and are well paid for that time. Perhaps you shouldnt go to collect rent until you have sufficient time to do so as you know what to expect. Or have the tenant mail the payment to you.

Yes, you could get more money out of another tenant, but then again, you could get someone who signs a lease, moves in, never pays rent, and takes six months to evict.

Let me get this straight: You're complaining because your tenant is paying the rent. I'll bet there are tens of thousands of landlords that wished they had your problem.

And note, just the statement that you think you could do better with a younger tenant puts you in the path of an age discrimination suit from your present tenant.

Stop looking for problems and be happy you have a tenant who pays the rent.

You, as a LL and a person, should be ashamed of yourself! At 80 yrs old, you have a responsible adult paying rent. Paying in small bills, Annoying, yes. Paying the rent, yes. Who cares how they pay you as long as they do. I currently have a tenant that pays his rent in one dollar bills. All 650 of them. And he is 24 yrs old! What do I care? The rent is not late and its paid. It spends the same way as hundred dollar bills do.
Also, a "younger" person is not usually as stable as an 80 yr old and may not pay the higher cost of rent or pay you on time. I would leave well enough alone. You have a good tenant, why would you want to get rid of her? If you are in MI, and get rid of her, I will take her in a heartbeat!!

Open up an account at her bank and have her transfer her rent to your account on a monthly basis or give her your deposit slips.

If you think you can get more rent, regardless of the age of the person moving in, then adjust your rent accordingly.

Just know that what goes around will come around! Maybe we'll see a post about some landlord complaining about you being an old guy still insisting paying rent with Paypal while everyone uses microchip transfer! ;)

Be glad she is paying you at all which is more of what you'd have to worry about with a younger tenant. Just deposit the money into your account once a month and go on with life.

Have you ever thought that you might benefit from that small change and sm. bills? If I were you, I would look very close at the money she gives you for collector coins, and old unusual bills. They could be worth a lot of money. And maybe you COULDN'T get more from someone younger.

as long as she's paying the rent you can't. renting to a younger tenant could cause problems with parties, non payment and etc.
