I have someone coming to give me an estimate to clean and waterproof my crawl space. I'm looking for anyone who had it done and can give me an idea of the cost so I know going in what I can expect.

Use caution when dealing with people who claim they can "waterproof" anything. If the drainage surrounding the house is adequate, the gutter downspouts are allowing adequate water flow away from the house and you have adequate ventilation, your crawlspace should be dry. The only other reason it would be wet is because of a high water table.

Assess the exterior drainage, gutters (install if you don't have any) and make sure you have at LEAST 1sq. ft. ventilation for every 150 sq.ft. of floor space and seal up any cracks in the foundation. Waterproofing may not be necessary. My neighbor's crawl space was nice and dry until he had a large tree removed. Some water problems can be solved with appropriate landscaping.Others need to have the grade of the lawn raised around the space so the water naturally flows away from the house.Check the downspouts from the gutters to see if rain is puddling near the foundation.If so, then extend bottom of spouts out away from the house.
The "encapsulation" costs depend on whether it's interior or exterior.
