the reason for this is bad credit history, also being unemployed, i need to find a finacial backer to put money in for half profits in return, i want to buy a property do it up then sell if for a profit before buying another, im prepared to do all the work as long as someone puts up the money, for a 50/50 share of profits

Im not trying to get anything for nothing, if someone was interested in buying a property but didnt have the time to do it up, choosing new kitchen etc, i would be interested in working along side this person, if i could get a regular job to save the money to start this dont u think i would have already done so, i don't want something for nothing, i have great ideas, but cant put them into use without the money to do so, you cant get help to start this kind of business ive already asked, and i need something i can work at in my own time and have a nap when needed as with narcopelpsy this is what is needed, but that doesnt say i wont work hard because believe u me i would work night and day if the need be to get it done on time, im not a freeloader just someone who's luck has been down and need a hand to get back up.

You want someone to take on 100% of the risk in return for 50% of the profit. Not a good business proposition. Also, you don't say if you have any skills in this area - are you a plumber, electrician, plasterer, carpenter, bricklayer etc etc?
I suggest you go back to basics. Figure out what are your skills then get a job to develop these skills; earn and save enough money to buy and do up a cheap property and use the capital to buy another property - and so on.
In other words - stop looking for an angel bearing gifts of money and get off your backside and do it through your own talent and hard work - like the rest of us.

There are several things you need to know when flipping properties.

First of all you should go to the nearest book store, purchase several books on buying, fixing and flipping properties. There are several that you might be interested in.

Once or while you are doing this you should buy one of the TV guru's distressed property programs. These programs will give you some legal forms you might use when writing an offer to purchase a property. You will also find several scripts to use in taking to your potential clients. The also give you tips and a formula on how to figure if you have a property that you can make money from before buying.

If you are without funds to accomplish this business, you will have to find some investors that will assist you. You will have to make a deal with them about a certain percentage of the profits made from the sale of the property.

Normally this is 50/50 however it could be more or less depending on how your relationship is with the investor.

Now you have to determine how you are gonna market yourself to get.

#1 You can advertise in your local paper that you are in the business of purchasing foreclosures.

#2 You can do a direct mail to people in your city stating that you are now in the foreclosure business.

#3 You can select an area of your city that you want to work and target your that area with your energy. You can walk the area pass out flyers that you are now in the business of buying property distressed, divorced and foreclosures as well as probate property.

Pass out these flyers for at least 2-3 months after which you should go to a newsletter of some sort while still explaining that you purchase properties.

You will want to form a professional team to assist you in your new career field, which should be composed of but not limited to an attorney, cpa, tax preparer, notary public, title rep, real estate agent and others that you feel will make you successful.

They should pass out your business card to their clients that need your services and you should pass out their cards to your clients that need their services

Life a bit more complicated than that, to work on a house nowadays you have to qualified in each trade. To get the right house at the right price you knead some on the inside ( estate agent ) and them, it just very hard work, with no guarantee of a profit. People are crying out for window cleaners, house cleaner and gardeners, and these people can get from £7 to £25 an hour. This would be good training, and show a history of hard work and continuity to the banks. good luck and don't give up

Be careful who u hook up with, lots of takers out there, maybe if u do have building skills u could do some jobs for people and build from there, if not then maybe u can get training free and start from there, don't get used and abused by some dodgy property developer.

well you got to go down to you local small business administration and try to work out something. if they feel like you have a sound business plan theyll try to work with you to see what can be done.
