My neighbours were looking at our house at the time we were lookingand thinking of purchasing it the agent went in to see them just after we left because they were interested. The lady came through our house after the agent called and said I would like to show someone through your home at11am. We went out to give them privicy and didn't seecars when we came home so we thought it safeThe agent had parked at the end of the court just as we arrived our neighbour walked out. The agent said she was very interested in the property for herson or to rent out and requested the agent to get a vauation of what it would be worth to rent. She wants to show her husband throughThey didn't buy the house last time because there was somuch to do but we spent thousands renovating. She was embarressed because we turned up and appologised for intruding,I thought I would go over and say that when she wants to come through with hubby anytime she doesnt have to ring the agent just come over what do you think?

No....no....no! You need the realtor there at all times. Don't even think about representing your house to a buyer by yourself. A high percentage of deals are lost over this very same mistake. That's what they are hired for, they are the professionals. Stay out of it as much as you can. Reason: 1. You don't know what that agent has told them. 2. You can be liable for anything you say to them down the road.

Example: My cousin showed her house to a "friend" and when they asked about the septic system, my cousin told them, it was great, would probably last 100 years (just a casual remark). Oooops! 3 years later they were replacing the whole system for the new owners to the tune of $6,000.

Owners don't understand what can be said and not said about their home. You are not trained to know the right answers and you could end up in court. Or worse, lose the sale.
Call the realtor to be there with you and a potential buyer at ALL times.

If you have signed an "Exclusive Right to Sell" contract with your agent, then, even if you find a buyer, the agent is due the full commission.

Even if you wait until the listing expires then sell to your neighbor, the agent may have a case if this occurs within a short time after the expiry.

In any case, its better to involve your agent because he/she is experienced in the selling process and documentation, and will make the process smooth for you.

I actually obtained my RE licence a few years ago, but when I started to see what work had to be done to ensure a clean and expeditious closing, I went back to my old type of job. Plus, the risk of being sued by homeowners or clients for every little thing is high as an agent. Believe me, they do earn their commission!!

Yes it's okay to let them see it without having them contact the agent first. The reason agents like to show your house is because often buyers feel intimidated or shy when the home owner is home. And sometimes seller's "talk" to much, meaning they say negative things about their own home without thinking. Another thing to keep in mind is don't let your friends talk you out of selling your house through the Realtor, you've already signed a contract and that would be wrong and you could be sued by the agent.
