A boiler can be converted to heat as many areas you want. Each area is called a zone and each zone needs a pump ,the pump controller which convects to a thermostat.

the hot water from the boiler can heat baseboard radiators, radiant tube heating under the floor or towel racks, etc. It can also convert the heated water to hot air devices.

What I did last fall was install individual "zones" for separate areas of the house. It made quite a difference in the heating pattern. Individual thermostats have to be installed also.

you can install dampers to control the heat, but that is about all.
