Hi,
I am selling a development of 140 homes in the Caribbean to Irish and UK clients thru different agencies.
I am living in the U.S. and would now like to sell directly to our American end clients.Since we are selling a development we aren't building ourselves, do we require a license anyway or are we ok?
Does anybody have any tips where to locate agencies to work with here in the US?

I would contact a Coldwell Banker Broker, not just an Agent.

And, you are correct, you would need a license to sell full ownership in properties to the US buyers if the offerings were made here via mail or phone or net. If they come to you through no adverts here in US then the laws of that country would apply.

While I am not 100% certain this is my limited understanding of international real estate sales

I am a real estate agent in NC..and can tell you that licensing vaires state-to-state... you need to go to the Real Estate Commission websites of the states you wish to do business in...they can tell you the requirements...
