1st never spend more money than you are earning.
2nd a good basic principle to apply is that if you can't afford to buy something, you can't afford to buy it on credit as it will always cost you more. However there is exceptions to this if you will earn or save more money in the long run, for example getting a mortgage to buy a house rather than rent.
Property is one of the most reliable ways of making money but it's not necessarily the easiest. If you are working consider investing in a property which you can live in and rent some rooms to help cover the mortgage. That's a good place to start.
