As with anything, proper maintenance is the key. A maintenance contract means a qualified representative will inspect, correct any deficiencies, and maintain in proper operating condition, the equipment, for a specified length of time. How much depends on the contractor. The sewage is being treated, in order for the waste to be removed, and the "treated" water to be pumped out, and distributed back to the Earth. An aerobic system is a better system, in that it processes the waste water, and removes this processed water, in order for more waste water to enter the system, even when it rains. The "old" septic system, relied on the "Earth" and the piping system to perform this job. The problem, was when it rains, the ground becomes saturated with water, thus filling your "field lines" with water, and causing your system to be ineffective, until the water table went down. The aerobic system has done away with "field lines", and have sprinkler heads, to discharge the "treated" water out of the system. With the right amount of chemicals, the water is treated, and returned to nature, as a safe element. When maintenance is lax, and the chemicals aren't performing properly, the ph of the water is either too high or too low, or the water has pollutants, that are being discharged into the Earth. If a county official is called, because a neighbor complains about a foul smell, you can be fined, for not having your system operating properly. Call around and ask for quotes from several maintenance companies. This should give you an idea of the cost. Good luck!

RE:
How expensive are aerobic sewer systems? Can they be changed to septic?
I'm house hunting for my first house. There's one I'm interested in. It has an aerobic sewer system. Will these systems make my electric bill high? Also, how much does it cost per month or year for a maintainance contract?
I know nothing about this stuff. Can they be changed back...

I have had an aerobic system for 3 years.I had a little trouble at first but the contractor took care of it.They won't add much to your electric bill since they have a very small air pump that runs 24 hrs a day.The pump that empties your tank only runs when the tank fills.I haven't noticed any increase in my bills since I got this system. The maintenance contract runs 350.00 a year where I live (Southeast TX.)You prob ably could not switch to a regular septic because aerobic is usually mandated by the health dept. or they would not have installed it to start with.Hope this helps.
