nothing removes it. if you can just replace pieces that is ideal. as for the permeation, a good primer like kilz does work, just make sure you do it on all walls and flooring. we had to do it on a rental, it worked out. you cant smell it anymore, it has been five years. good luck.

we had a tenant that had 2 cats, that then became 8, etc. you get the picture. they ruined one of the three families we owned. when we rehabbed the unit my brother put lime down, the white lawn stuff, and we let it sit everywhere for a weekend. it was amazing how it changed in color in areas that looked fine, i soaked up a lot. it greatly reduced the odor, though it was "fun" cleaning it up. did it get rid of it completely? i couldn't tell anymore from that and painting fumes and cleaners. the people who lived above and below them both claimed it was much better. if i had to do it over again, i would get another hose for the shop vac and plug them together then leave the vac in the other room while i worked. the exhaust kept stirring up dust. hope this helps, good luck.

I had the same problem and like you tried all the above. The only thing that got rid of it for me was Nature's Remedy ( you can find it at pet stores) you may have to repeat it a few times but it works miraculously.

Urinegone. you can buy it at some supermarkets, or off TV. Then after you spray the urinegone, spray OdoBan (It's like febreze, but tougher). I've got 5 cats & 4 dogs and this method works for cleaning up their little messes.

believe it or not BUT, hair spray. it's a type of contractor secret. all of those other products will let the urine odor come back or just not take it away totally.

man, that is a really good question!
there is a product i got from the pet store for skunk smell. it's a greyish brown powder that you mix with water. that actually worked. i don't know the name off hand but any good pet store should know.
