A Grant Deed conveyes the property over to the new owner with an implied promise that the property is free and clear of encumbrances or liens. A Quit Claim deed simply conveys property to a new owner with no claims as to the property's title history.

both deeds provide up your activity in a resources. besides the undeniable fact that, a grant deed states that the resources has no longer been granted to everyone else and there are not any liens on the resources. The quitclaim deed doesn't gaurantee this and is very often used to astounding concepts on call (cloud on call) or move between a spouse to a special spouse in a divorce. "2. As these relate to property:

A Grant Deed conveys full rights and entitlements to the land (assuming the person executing it owns those rights). It is the typical instrument which is used to convey 'fee simple' (property ownership) from one entity to another.

A Quit Claim deed is used to convey whatever interest the executing party holds in the subject property. It neither proves nor assets any such interest, in essence it simply says ".. whatever interest I hold in this property I now convey to you.."

Using this type of document I could legally convey a Quit Claim deed to you for the Golden Gate Bridge. It would be worth, at best, the paper it was printed on.

That said, a quit claim deed is also a valid document to convey interest in areas with unspecified limits. For example I could convey to you all my rights and entitlement to Uncle Ned's ranch which he left me in his will, but which has never really been surveyed and no one REALLY knows the boundary lines.

The result would be that YOU own Uncle Ned's place BUT you would have to get it surveyed to find out what you really own.
