My neighbor is being evicted and we have been offered his apartment. We have different landlords. My landlord since signing a lease has shown me that he is not prompt about fixing anything. In fact the only thing he is prompt about is collecting the rent. He has made comments that I find very inappropriate. We consistently pay our rent on time and in fact have never been late. We are not happy with our apartment. I have not been able to use my bathroom sink for over a month. Now he recently raised the rent because of the addition of the washer and dryer, but they are not working either. My neighbors landlord is a really great guy. He is friendly, fixes things ina timely manner, and is flexible. The neighbor's apartment is bigger but if I move now I will lose my deposit on my current apartment. My other neighbor suggested i move without paying the last months rent and let him keep the deposit. So should we move or stay? Is it bad to leave w/o paying last months rent?

As a Landlord, I wonder if your statements are accurate. But looking as presented, Ask the prospective landlord if he would accept a condition for you to move in (First month rent & (1) month security deposit). If this can be done, move without paying the last month rent.

I always have my tenent pay the month in advance, this way when they move I am not faced with this problem. Tenents feel they should not pay for something they have not used, but don't realize that if they do not let the landlord know that they are not going to use something that a bill is encurred and has to be paid.

Please remember that, you can write a letter requesting repair of property that you are renting: Make (3) copies of this letter, make sure it is dated. Send the first copy to your landlord certified mail - return receipt requested. Sent the second copy to yourself first class postage. The third copy keep for your records.

When you receive your copy of the letter do not open it. When the post office returns the certified letter delivery notice, put it with the un-mailed copy of the letter and your copy of the letter you sent your self. If the landlord fail to make the repairs; have the repairs made and use the rent money to pay for it. If rent is $500 and repairs is $600, submit a copy of the repair bill the first month to the landlord. The second month turn in a copy of the repair bill plus $400. Keep copies of all repair bills. Note you have to give the landlord 30 days to get the repairs started.

I would move and I wouldn't pay the last month's rent especially if it takes him forever to fix anything in your apartment and he raised you current rent. There is no way to know that he will actually even give you your deposit back, some landlords make up reasons to keep your deposit even though you may deserve it back.

I would move, but do not hold out on rent. Your landlord can send collection agencies after you since you are in a legal agreement. once collection agencies come after you that is bad, since they report you to the credit agency which in turn will lower your credit score due to non payment. Look over your contract regarding your deposit. Sometimes it might be worth it to just eat the cost, but of corse, you can always threaten the landlord that you are only moving next door and will inform everyone one he shows the apartment to that he is a horrid landlord and not to rent from him.

You should move! If your landlord is bad you need to move or else you are wasting money and are not having things you need (ie. sink and washer/dryer). I say you ask for your deposit or dont pay next months rent and move.I think you can also take him to court.... If you feel really neglected.

move and demand your deposit since he has not made repairs in a timely manner. Have some one else besides your self document the problems

Do not pay the last month and tell he why you are moveing once you have the other place.
