My first good ground rule would be not to rent to a friend who will be living with you, especially if they outnumber you! In the long run I suspect you will almost certainly lose your friendship. Because even though as her friend you have no say in how she raises her kids, as a a living in the home landlord you have every right to tell her they can't play football in the living room. So I would I guess make that the first rule: How she raises her kids is her business, but if they're ever doing something destructive or dangerous to you home then you get to butt in. Set a minimal amount that she'll be responsible for if something breaks-say $500.00. So if the toilet floods cuz snoopy was flushed down and it costs 270.00 she needs to pay it. If the furnace blows up because it's old and costs 700.00 to replace then it's yours. Make sure you know going in what your utilites are now and that she'll have to be responsible for her share (kids use a lot of electricity, soI would also establish rules for lights, TVs games etc, I know this sounds harsh, but I had a friend of my son's come live with me for 2 months and my utilites doubled and it was a shock!) Make space that is a "No Kid Zone" for you and your husband other than your bedroom.

Not in this house, once removed from washing machine they are placed in tumble dryer for 15 Min's at medium heat setting, they come out a treat, all fluffy and sparkling, find that when ironed they loose the sparkle, perhaps due to using steam iron

I am at a disadvantage to even remotely try to answer this question since I've never heard of anyone ironing their cutlery!

Please explain what you mean, how and WHY you do it?! Isn't "cutlery" your forks, knives, spoons, etc.??

If you have a dishwasher like I do, then you don't need to iron your cutlery!!

Yep I sure do, I also tried putting my crockery in the tumble drier, but that didn't work out so well. I also recommend vacuuming your pots and pans, it really cuts down on water bills.
