Is there a check list of questions that a prospective tenant (renter) could ask a landlord when looking for an apartment?

As a landlord, I hear complaints from tenents sometimes about things that are in the lease. Here would be my checklist for you:

1) Read and understand your lease thoroughly. If you have a question about something, don't hesitate to ask.
2) Find out who is responsible for interior repairs. Some leases make them the responsibility of the tenent.
3) Know your late fees. Know how much notice you have to give in order to break your lease.
4) Ask what utilities are used by the property, what is covered by the landlord, and how much the ones you pay are on average.
5) For your own safety, be sure to check for deadbolts, window locks, and ask if there is any crime in the area.
6) If you do decide to get a place, take pictures and detailed notes before you move in to prove the condition of the property. This will help you get your deposit returned.

Know that ONLY what is in writing matters. No verbal agreements will hold up in court. We recently had a scuffle with some tenents. When they toured the property, we told them that the apartment would be getting a new refridgerator because it didn't have a working one. When they moved in, the unit had a fridge, but it was a used model. They wanted to break their lease because we had "lied" to them. New for us meant new to the apartment, new for them meant brand new.

You can ask but, they want to rent the place and they may not tell you the truth. Why did the last tenant leave? How long were they there? Has anyone in the building had problems with bugs - cockroaches or bed bugs? It might be a good idea to call the health department to get an honest answer on that question.

some questions you may wish to ask: a million. How lots is the lease in line with month? 2. How lots do i ought to bypass in. often first month's lease, plus final month's lease plus protection deposit for a house. possibly purely first month's lease and protection deposit for an place of living. 3. What, if any, utilities are lined with the lease? 4. in case you have a puppy, determine they permit pets. if so, what's the puppy deposit? 5. what's the lease term, or # of months? what's the penalty for shifting out early? 6. whilst is the lease seen late? Are there late expenses?

Not been funny but:

Is it haunted?
What are the neighbours like?
What is that blood stain on the carpet?
