If he has real estate, you file a transcript of judgment and record it with your county and you can then foreclose his real estate. These are document-intensive matters and have to be done correctly. They are not difficult for an attorney who specializes in collections matters and not very expensive. You can also recover the atty fees you incurred in collecting the judgment. In my state the judgment is good for 14 years and can be re-newed. Therefor, if the debtor has nothing now, you can file the transcript of judgment and wait. It will appear on his credit report. The judgment draws interest, also. In my state the interest rate on judgments is 8 1/2 %.
