Every modular home I have been in have these larger than average gaps underneath all of the doors. I assume this gaps serves some purpose, but I cannot imagine what.

Many of the homes have smaller than normal return air ductwork. They are able to get around this because these homes are not built to regular "stick" built specifications; more so under mobile home specs, which are sub par in comparison. The reason there is a bigger gap is so that more air can flow under the doors, resulting in a more efficient heating/cooling system. Believe it or not, this actually makes up for the inadequacy of the smaller ductwork system.

However, the large gaps are also present in prefab homes that dont use duct systems, such as homes with radiators in each room, be they electric or hot water. Therefore, this explanation does not hold water.

I also dont buy the argument those inches are needed for carpet installation because most prefabs have the carpet installed in the factory and it is not hard to trim doors onsite if a consumer later wants carpeting.
I also notice that prefab homes have larger gaps from the floor to the top where the door latches (as opposed to the hinged side). In fact, I am disappointed that despite being touted as using jigs to ensure perfect fit that many times I can see the light of day seeping in between the door and doorstop reveal and often times the door will make contact with the doorstop reveal at the bottom before the top and the doors frequently fall open (clearly not hung straight).

The spaces permit air to flow under the doors. Regular homes have RETURN AIR ducts and module/mobile homes do not. The spaces act as return air supplies. Makes your heat/cooling system run better and more efficient.

So any carpet can be installed and the doors will not drag on it.
