Hi Everybody,
Thank you very much for your honest answers to our questions. It helps us a lot in our decision making. Some of your answers convinced us and some are scary. Now our next step is to find a place to settle down.
Does anybody here knows an affordable house and lot somewhere in Batangas, Bulacan, Laguna or Quezon. We are looking for a lot from 5000 sqr. to 3 hctrs. We don't need a fancy house and place, important is it is free from pollutions, crime, flood and landslides. It must have a clean source of water, electric and phone connection.

What do you mean by "affordable"? That word is quite broad and relative. Some lots here are expensive to us but may be dirtcheap to Americans.

I live in Batangas and I know for a fact that there are many agricultural/idle lands here that cost a mere P45 for every square meter---that's P450,000 for a hectare or US$9,230! Since you are going for THREE hectares, the price is bound to be a lot cheaper...you can practically build your own ranch here for nothing! (smile)

The catch here is that foreigners are not allowed to own land in the Philippines. But there are a number of ways to go around that problem: for one, hire a Filipino dummy. But make sure he/she doesn't screw you over, OK?

By the way, the prices I mentioned above are only for LOTS. The cost of building a house here is a different matter altogether. But I imagine it would be pretty cheap for you too if you can afford to buy a 3-hectare lot here.

My town and the others that surround it is free from landslides and floods. There are still many trees in my province. The crime rate is the lowest in Southern Tagalog. We have phone connections here and a broadband network to boot. The pollution is minimal, mainly coming from a sugar mill (sugar is the main product here) but the lots I am talking about are far from that polluter. Clean sources of water are available (do you want a spring in your backyard?).

Not to diss the other provinces but I must tell you that many parts of Bulacan and Laguna are highly urbanized and noisy owing to their close proximity to the capital. I highly doubt also if you still can buy a lot in those places as big as three hectares for under P50/sqm.

Quezon Province, on the other hand, is known mostly for the huge number of NPA rebels hiding in the mountains, the strong typhoons that hit it (the typhoon comes from the Pacific Ocean and slams head-on to this province FIRST), and the denuded forests which ultimately leads to flooding and landslides. You don't want any of those things, do you?

would you consider a place somewhere in valenzuela?near bulacan..

we moved in here in the US and we're looking for a buyer for our used to be home.. not a farmland though.. 1/4 of the area is a vacant lot where tenants plant what ever they want like pot.. lol :p 10000sqm.. standing there are 4 residential apartments and 2 commercial ones, all occupied.. and our own home..

pollution, crimes, flood are not a big problem anymore since the municipality managed to rellocated squatters in the area..

Are you nuts? Where can you find a place in Phils that is free from crimes, pollutions, flood and landslides?

We lived in the mountains of Mindoro, no crimes, no pollution,noi phones, no water, no electric but there are floods and landsides
We transferred to Tondo, we got all 3 except for landslides. same thing when we transferred to Las pinas.

If you want to live in the Phils..be ready for everything..
