I plan to sell my flat using a letting agency. I simply do not have time to be a active landlord so the idea of someone else taking care of the business for a fee seems appealing. i posted a question about these things on another answers website and every reply was basically along the lines of 'why pay someone to do something you can do yourself'. I fully understand this, however others have told me that for someone with very little time, it may be a good idea. I've heard the negatives, so can anyone give me a positive spin on letting agencies?

The advantage of having someone to manage your unit is they take care of all of the complaints, collecting rent, repairs, taxes, paperwork, maintenance, upkeep, city codes, negotiate with vendors, upgrades to be in compliance with the law. We purchased supplies and appliances at below wholesale prices because of our volumne.

It like any job most people do not have the awareness of what goes on behind closed doors. They think that all the management company does is to collect the rent.
