How should I approach a Real Estate Broker/Realtor about becoming their in house lender?

I work for a national portfolio lender and would like to find out how I should approach a Real Estate Broker/Realtor about becoming their in house lender.

can u find some sort of trade group where local realtors go to meet and mingle? if you can get into something like that it would be preferable to cold calling, I would think. start with anyone u know who sells houses...everyone knows someone who sells houses...ask them who their offfice uses as preferred lender, what sort of deal there is. i'm sure some money changes hands for this sort of thing.
