The only REAL full time Realtors are Re-Max agents. I know there are exceptions, but all Re-Max agents do it for a living. So I would start there. Pick out a Re-Max agent of your choice. Someone who you feel comfortable with. And always remember he or she works for you. Don't let them completely run the show, but put a lot of value in their advice.

I recommend interviewing at least three realtors. You can pick the three to interview by seeing who other people in your neighborhood are using or have used. There are many things you have to consider when picking a realtor. The fullest list I can think of is:
1) Consider the fact you will be interacting with multiple times. You should definitely enjoy interacting with them.
2) What price do they recommend? Don't pick the person because they pick the highest price, but then ask the realtor WHY they picked their price. Judge their answer.
3) How does the realtor plan on marketing your house. Online? Ads in the local paper?
4) What commission rate will this realtor charge? I usually see about 5%, but it depends on your market.
5) How many open houses does the realtor expect to have?
6) What changes does the realtor want you to make to better present the house? I would avoid the realtor that says "nothing", because there is always something you can do to make the house look better.

That should be a pretty good list. If you listen to those questions, you will choose a great realtor. I have sold 3 houses asking these questions and done VERY well.

I would start with referrals. Also, talk with local mortgage brokers and title companies, most will not work with Realtors who aren't hard working and honest.

Also, much as you will do when you find a Realtor - shop for your Realtor. Go in and talk and meet with several. You want someone who LISTENS to you and who is an expert in the area you want to live in. No one Realtor can be an expert in EVERY area. They can show you houses in huge metropolitan areas, but that doesn't mean they know the homes.

I would recommend calling your areas local agency(s). I am not sure what companies are in your area. Call them, tell them you would like to interview an agent for listing or buying, which ever you wish. Tell them you would like to set up an appointment with a Realtor to do a presentation. ANY GOOD REALTOR WILL DO A PRESENTATION WHEN LISTING YOUR HOME and give you a list of what they will do for you and what their company offers their clients. Choose a few companies or choose a few Realtors from one company and maybe I different office. Interview and choose! Make sure you are partnering yourself with a proven company with proven marketing and technology programs. I know my company offer a ton of free marketing to me, where as other companies do not. I have a better ability to market your home than any other agencie in my area for a better price. If you are apprehensive talk to the agencies Broker and have them recommend and agent working in their office who can best help you :)

type the area and "real estate agent" in Google, and see who comes up. (Example: Richmond Virginia real estate agent) Interview realtors who come up first. They're the ones who have spent time and money on their careers, and have been doing it a while. Stay away from part-timers and those with under 2 years experience.

Call your local real estate office. Whether its Remax, ERA, Coldwell Banker or ABC Realty, someone with some experience in your area. If it is for a listing, then interview several agents. Find someone you are comfortable with. It could be the best agent in the world but if you two do not see eye to eye then he/she is not the agent for you.
Ask a friend, family member who they recommend or do not recommend.
The above answer was incorrect when saying Remax is the only full time agents. I'm not with Remax and work full time.
