x^2 - 4x - 12 = 0
Then do FOIL (x-6)(x+2) = 0
Then go from there

It seems that the other answers are incorrect. If you divide by 3. It does not factor. The second person has it factored incorrectly. You should use the quadratic formula:

Divide by 3.
x^2-4x-16 = 0
Use formula x= (-b +/- square root(b^2-4ac))/(2a)
where a=1, b=-4, c=-16.
x=(4 +/- square root(16-4*1*(-16)))/(2*1)
x=(4 +/- square root(16+64))/2
x=(4 +/- square root(80))/2
x=(4 +/- 4*square root(5))/2
