Try negotiating to an adjusted new rent. Make nice and friendly.

But if they already have the new tenant ready to come in and take over (usually) a larger space and they need your space too. You are out of luck.

hAVE u BEEN GIVEN A 30 DAY NOTICE? Or R U still paying rent with no lease? If u have not been given a notice I would say U should give notice find a new place for your business and leave asap. But really you should have been given a notice if the landlord wants his space back. I would send a certified letter return receipt requested, asking 1. R U on a month to month 2. If U R to vacate what date? 3. If he wishes u to vacate u want to give written notice so u have no problems in the future renting another space. Keep a copy of this letter. Also call the landlord ask these questions, before u send letter. U want to cover yourself and know just what is expected of you, to stay on a month to month if so, the landlord can give u 30 day notice at anytime, but u also can do the same. Personally I would call get all info do the letter and give my notice, U need a more stable place to do business. Also do U have a deposit? Make sure there is a walk thru of the space and get all in writting, how much is to be refunded give new address for refund to be mailed, should receive in 30 days, also it does not hurt to take photos. Hope this has helped a business space is not a apt. but some issues R similar.

In general within the USA on a commerical lease if their is not a clause on renewal the landlord does not have to renew the lease

None! He has no obligation to continue with your tenancy if he can get better terms from someone else...bets is to try and negotiate a moer aceptable deal to him or move....
